Somerset country house – with pool, tennis and squash courts – is on the market

A COUNTRY home at the foot of a Somerset landmark is up for sale – and comes with a swimming pool, squash court and tennis court.

Grade II-listed East Stoke House, at the foot of Ham Hill, in Stoke sub Hamdon, dates back to the 1700s and boasts 12 bedrooms, an office, stables, tack room, coach house and a granny flat.

It is being marketed by Rolfe East, with a guide price of some £3.5 million.

“This impressive country home extending to 18,930 square feet stands in a conservation area in the shadow of Ham Hill – an area of special scientific interest – a local beauty spot that boasts a lookout point where one can take in panoramic views of Somerset and enjoy over 390 acres of walks and breath-taking countryside,” the listing said.

Sitting in around 23 acres, the grounds feature a heated swimming pool, tennis court and Victorian bathing pool.

Inside, East Stoke House boasts high ceilings with mouldings, as well as bay windows in some reception rooms looking out over the front lawn.

“The east wing of the ground floor is the oldest part of the house and although once housing the kitchens and flower pantries with direct access to the dining room, it is currently separate from the principal accommodation,” the listing went on.

“The ground floor of this wing is currently used for storage and in need of renovation.

“Separately, there is a laundry room with lift shaft to Granny’s flat and an adjoining studio with kitchenette and shower.”

The Coach House, built in 1849, is across the courtyard and currently features a workshop, garage, tack room and some stables. The first floor has been converted into two, two-bed apartments.

A stone barn next door is used for storage, as well as providing a squash court and a single-storey home office.
