Site near Wells with permission for 78 new homes goes up for sale

A SITE with outline planning permission for 78 new homes near Wells is up for sale.

The plot, which stretches to almost 17 acres, is at Glencot Road, Wookey Hole, just over a mile from the centre of Wells.

It is being marketed by Greenslade Taylor Hunt (GTH), with offers being invited.

The proposed scheme for the site, accessed from Wookey Hole Road, is for a mix of open market and affordable homes and was given the go ahead at appeal in September 2025 and is the subject of 19 conditions.

A parcel of third-party land in the centre of the site is currently let via a farm business tenancy which expires in March 2026.

The deadline for the submission of offers is noon on Thursday, March 5.

“The landowner is particularly keen to hear from interested parties who have a track record in delivering affordable housing,” a GTH spokesperson said.

“In 2020 the landowner entered into a Promotion Agreement with land promoters Gladman to secure outline planning permission for residential development on the site and subsequently dispose of it.

“The site is not subject to Community Infrastructure Levy (CIL) so no charge will be levied by Somerset Council on this development.”

    This will ruin the wildlife and also it’s on quarry ground and old oil ground jue to car and lorry services and oil changes etc etc so the ground is contaminated
