Plot with permission for two new homes in Somerset village is up for sale

A PLOT of land in a Somerset village – with planning permission for two homes – is up for sale, with offers being invited.

The “tucked away” site, in the centre of Queen Camel, near Yeovil, is being marketed by Greenslade Taylor Hunt (GTH), with a guide price of £250,000.

Measuring some 0.82 acres, the plot adjoins Jalna, off the High Street, and GTH said it “offers further development potential, subject to planning”.

Detailed planning permission to change the use of the land from agricultural and for the building of two open-market homes with garages, was approved by Somerset Council in January.

“Both plots will comprise two three-bedroom houses each with a detached double garage and individual driveways,” a GTH spokesperson said.

“The development falls within the council’s phosphate mitigation area. This means developers must put measures in place to reduce the impact of new developments on local water courses.

“The so-called N ruling has resulted in planning applications across the county stalling because of a lack of effective mitigation.

“However, at this site the seller has bought the necessary credits, to ensure the development can go ahead.”
