SEVEN new homes could be built on land in a Somerset village if plans are approved.
Grass Roots Planning, on behalf of Greatworth Property Managers Ltd, has applied to Somerset Council for permission to develop a 0.5-hectare site in Mason Lane, Montacute.
The application comes after previous plans – for up to 17 homes – on the site were refused in January last year.
Access to the proposed development – made up of three four-bedroom and four three-bedroom properties – would come from the A3088 slip road.

The properties would be designed in “the character of a farmstead”, the application said, using materials including natural stone, clay and sslate tiles for roofing and timber cladding.
Existing trees and hedgerows would be preserved, the plan said, with each car port including an electric vehicle charger and ‘soft landscaping and new planting’ to ‘create rich habitats for wildlife’.
“Designed in a courtyard arrangement to emulate a farmyard aesthetic, access to the dwellings will branch off from a central space,” the application went on.
“The orientation of the courtyard responds to site boundaries and topography. Additionally, it respects the privacy of the neighbouring dwellings east and south of the site.

“The proposal will create seven energy efficient dwellings of varying sizes that are heavily influenced by local context, materiality and dwelling type. The houses will have a subtle blend of traditional local stone and clay/slate tile roof, with elements of timber cladding.”
It said “generous areas of soft landscaping” would border the main access, with stone walling, timber fencing and natural hedgerows.
