A 0.26-acre site near the scenic Ham Hill Country Park is up for sale, with an guide price of some £15,000.
Agent English Homes said although the “unique walled area” of land was formerly used as a Baptist burial ground, it could become a garden, conservation area, or even a “camping/glamping” site, subject to planning permission.
“The land, approached over a shared unmade track, has an approximate area calculated to be 0.26 acres (1039 metre square), is fully enclosed by an attractive Hamstone wall (listed Grade II) and may only be accessed through a pair of secure iron trellis gates,” the listing went on.
“The land comprises a roughly rectangular plot measuring 24m x 43m average with an estimated area of 1,039 sq m (0.26 acres).
“Used historically as a burial ground, the site stands remotely and roughly one mile equidistant between Ham Hill Country Park and the village of Odcombe.
“The site is fully bounded by natural rubble walls of approximately three metre height and accessed from an arched opening inset with heavy iron gates.
“The site stands in open countryside adjacent to a smallholding with which it shares a gravel surfaced driveway.”
Buyers would secure the site leasehold, with a 1,000 year lease which commenced in 1809, with no ground rent or maintenance charge to pay.
