Three-acre field plot in Somerset sells for DOUBLE its guide price at auction

A THREE-ACRE field in Somerset – with a guide price of £30,000 – sold for a whopping £77,000 at auction.

The plot, at Templecombe, near Wincanton, was part of Greenslade Taylor Hunt’s (GTH) recent land and property auction at the Aldwick Estate, near Blagdon.

Featuring 10 lots, the proceedings showed a continuing demand for bare land in Somerset and North Somerset, with 1.39 acres of land and stables selling to £46,000 at Moor Road, Banwell; a plot of 0.83 acres of bare land selling to £50,000 at Dinghurst Road, Churchill; and 6.68 acres of bare agricultural land selling to £75,000 at Clevedon Lane, Clevedon.

The 3.39-acre at Temple Lane, Templecombe, stood out, selling for £77,000 – more than double the original guide price of £30,000.

“This lot comprised a single enclosure of amenity land comprising semi-mature woodland and pasture bounded by the River Cale,” a GTH spokesperson said.

“This picturesque lot had interested parties hooked from the outset of marketing right up until the fall of the gavel.”

Meanwhile, a residential property at Westonzoyland, near Bridgwater, sold for £207,000 – well in excess of its £150,000 guide price.

Elsewhere, a productive block of agricultural land (30.81 acres) near Shepton Mallet sold to a local young farm buyer.

The next land and property auction sees a return to Sedgemoor Auction Centre, at Junction 24, North Petherton, on Wednesday, November 19.
